TVS will provide you with a TransUnion Model Report (summary report) which includes a recommendation based on industry standards.

Please note: the TransUnion Model report is not available in PEI, New Brunswick and Newfoundland. If you require a report in one of these provinces, you will need to choose Option 2.

This report will:

  • verify Name, SIN (if provided), and DOB.
  • verify current and previous addresses where available.
  • include a credit score which rates the consumer's credit history.
  • list public records, if available, that can include liens, collections, judgments and bankruptcies.
  • include a fraud scan of the applicant's personal information to determine if it has been used in a reported fraud.
  • provide a credit summary which will tell you how many accounts they have, if any are overdue and how many times they have been reported overdue.

This is an easy to read report which gives you what you need to know. If it is a good credit file, a high credit score will reflect that. Generally, a score above 650 is indicative of a good credit history and is recommended for the residential rental industry.

If it is a bad credit file, the low credit score will reflect that. The score in this instance will probably be below 600 and in most instances considerably below 600. The lower the score, the worse their payment patterns are.

A Full Credit Report from Equifax includes everything that the Credit Decision Report does PLUS it includes trade lines (credit accounts). Trade lines list who the credit grantor is, when an account was opened/closed, balances and past due amounts and payment pattern history for up to 24 months.

Site inspections take approximately 3-5 business days to complete. If your office is in your residence, then the inspection must be renewed annually. If your office is in a commercial location, then it is a one-time inspection unless you change location or ownership. The cost of the site inspection is $60.00.

A licensed inspector from your area who has been certified by TrendSource Business Verification Inc., a company that does the site inspections for most tenant screening services, will do the site inspection.

Why do I need a Site Inspection?

Credit Bureaus in Canada have been mandated to prevent identity theft. Resellers of consumer information like TVS were targets of identity thieves. Site inspections ensure that the end user (you) have a permissible purpose to obtain consumer reports and that you employ the proper security measures to safeguard this information.
